Professional Photography: of your home’s best features to showcase it in a powerful slideshow presentation on the internet. Over 95% of purchasers receive their first impression of your home on the internet. It is imperative that this first impression have the necessary impact to motivate that viewer to want to see your property.         
We are astonished that many people still use amateur photographs from a digital camera, cell phone or PDA in an attempt to sell what is likely a person’s largest single investment – even luxury properties aren’t immune to this substandard marketing. Not only is it unprofessional, but it is also detrimental to achieving the initial excitement required to generate quality offers during the critical first days of a new listing.

Other things to think about…
 

Understanding the Current Market Conditions: you should be provided with a comprehensive - and accurate - evaluation of your property. This means providing irrefutable market evidence of what price your property should expect to realize in the current market. This is far too important a financial decision to “guesstimate”. By the end of the Marketing Consultation, you should be comfortable with the pricing assessment, and have very little doubt about what to expect going forward.
 

What are Your Plans? Before implementing the sale of your property, your goals need to be examined. This will affect the timing, the dates for Completion and Possession, the purchase of your next home, relocation services, arranging financing options (if necessary), and any other circumstances unique to your situation.
 

Execution of the Marketing Plan: The timing of a new listing is of utmost importance. All of the advertising must be synchronized. Often times a very unique property will require time to arrange for press and publicity to run at the appropriate times in order to capitalize on the excitement. A special “Launch Function” may also be required. It takes much more than putting a listing up on the MLS to realize a successful sale.
 

Overpricing Your Home: The following all too common scenario occurs when a home is still on the market with little or no activity for some time after being listed. The Seller is then approached for a price reduction because “the market has changed”. Overpricing a property creates unrealistic expectations, and squanders the required initial impact to successfully generate offers from “Real Buyers”. Don’t put yourself in this position. Ensure that your trusted Real Estate professional properly advises you of your home’s true market value at the outset.

We do not inflate a listing price in order to get business – it’s not ethical, nor in our clients’ best interest. An inflated price will not elicit activity and will eventually stale. Potential purchasers will begin to ask “what is wrong with the property?” At this stage, it is inevitable that any offers that do come in will be low and burdened with terms that won’t serve your best interests, and potentially impede the final sale. Don’t be fooled by an unrealistic sale price…it will inevitably result in a lower sale price for your property.
 

Understanding the Process: Some people don’t want to know the process, and just want the property sold. We prefer to communicate with our clients as to the progress of their sale - keeping them apprised of any opportunities which may arise and any relevant changes in market activity.
 

Guaranteed results? A professional with your best interests in mind should provide you with an “Unconditional Release” from the MLS contract, should you not be satisfied with their service. If they don’t, you should be concerned about their ability to sell your home at or near the price which was quoted to you - and in a reasonable amount of time. Shouldn’t the professional fees you are paying provide you with this level of comfort?
 

Preparing your Home for Sale is a very important factor in realizing the best price, terms and sale time for your property. It is the first “real life impression” for the Buyer, and they must feel comfortable in your home.
